The First Party and The Second Party hereby have accepted to make this contract and agree to the terms and conditions that follow.
Article 1

A property located on Jalan Kesambi, Kuta Utara, Kerobokan, Badung, Bali, 80361. Indonesia.
The First Party guarantees that they are the legal owner and the property is free from disputes or complications and has not leased or sold to other 3rd parties.
As-long as this lease agreement is followed The Second Party will have the full and legal right to occupy the premises until the end of this lease agreement.
Article 2
The Second Party uses the property as a private space in the form of a home and has the right to not be disturbed by The First Party or others unless the contract terms cause the need for contact and or The Second Party breaks the law.
The Second Party understands and agrees to the role of the Security within the residence and that the land is private, only those that are contracted can stay and or those registered to the Bali community leader by Law by us. Those that are not registered can apply via contacting management and be added to the contract notes.
The Second Party understands and agrees the property is not an environment for animals, young children, loud motorbikes or loud music and will not disturb the other residence.

Up-front deposits are none-refundable but can be used towards this complete and signed contract as part of the initial payment. The reason for a Deposit may be required to hold an appartment you have requested and to secure your commitment for our time spent.
The agreed security deposit is : IDR
This to be held by The First Party.
The intention of the security deposit is to protect the property and its management as a whole.
During or after the lease period if there is any outstanding bills, damage or loss that occurs due to The Second Party that was not preset from the start then the security deposit will be used and the balance shall be returned to The Second Party at the end of the lease.
If any calculated outstanding bills, repair or replacements to the property exceed the amount of the security deposit, The Second Party must take responsibility to solve the cost with the owners in a mature and professional way or be subject to a fine no more than 10.000.000 IDR plus the costs by the Bali community leaders for the collection and or the need for a police report.
If there are no outstanding bills, damage or loss but there is wear and tear or damage that naturally occurs as a result of aging of the appartments or from normal and reasonable use by The Second Party then security deposit will be refunded in full amount to The Second Party at the end of the lease period.
Article
Cancelation Policy.​
The First Party understands and will support The Second Party where possible in the event moving out is requested.
The First Party can change the contract to match the rates to a per month cost from the start of the contract then add a 30 days notice period with an ajustment total however this will be more in the The First Partys favour and choice so they have no loss, to understand an example please contact management but for the interest of this signed contract there is no refunds and all contracts have to be complete.
​This lease agreement will not be terminated or canceled due to the death of one of the parties and is handed to the next of kin.
Article
Subletting within this lease period by The Second Party is possible by a duplication of this contract and its terms along with with the owner being the witness signature to THE THIRD PARTY. If The Second Party intends to sublet his lease to another party for investment health or other it is The Second Party’s responsible to find a new tenant and arrange the adjustments to the agreement.
Article
If The Second Party intends to extend the lease they must notify management 3 months before the expiration of this lease.
The First Party agrees to give priority to The Second Party and the lease fees will be as published at the time of request.

If The Second Party does not extend the lease, The First Party has the right to make an appointment to inspect to the appartment by providing information to The Second Party 24 hours in advance within 2 months of the expiration of the lease.

Article
Obligation and Responsibility of The First Party.
The First Party has full responsibility for :​
Land and building Tax​, Immediate repair and replacement to leaking roof along with any other structural issues to the appartment which also includes plumbing and electrical.
Immediate repairs and replacements at The First Partys own expense for damages caused by earthquakes, lightning, floods, and any natural disaster. In the event damage to the premises makes it necessary for The Second Party to vacate the premises until it is properly is repaired, The First Party agrees to extend the lease term without additional payment for the same period of time as repair. If the repair period exceeds 1 month The Second Party reserves the right to close the contract.
Article
Obligation and responsibility of The Second Party.
At the start of any rental a album of the appartment inventory and condition will be recorded and stored online, this can be accessed by both parties.
Within the lease period The Second Party has full cost responsibility for all listed below that does not state "(Included)" in the rent.
- Electricity with the balance kept above 50 Units on the display.
- Maintaining the appartment in a clean and good condition
- Replace loss or damage to any inventory that occur.
- Internet package.(Included)
- Fresh drinking water to the appartment. (Included)
- Water supply to the appartment. (Included)
- Rubbish collection. (Included)
- Bali Banjar community fee. (Included)
- Appartment servicing. (Included)
- Grounds maintenance and lighting to the property. (Included)
- Security Staff fee. (Included)
Article
During the lease period, The First Party must be involved in any repair or refurbishment to the property itself as well as the other goods that belong to the property that may be damaged, this includes any drilling of the walls for any purpose. In the event of damage that requires repairs worth up to IDR 1.000.000 this is the responsibility of The Second Party. If the repair is above IDR 1.000.000 then this is the responsibility of First Party and apply the terms on this contract using the Security deposit..

Article
The First Party guarantees that all equipment as well as all electrical connections are in good working order at the start of the lease but in case of total damage or failure or of equipment due to wear and tear due to age of said equipment, The First Party will replace at no cost for The second party.

Article
Law and Arbitration​
All actions against the law which may be made by The Second Party during the lease period, shall be liable and the risk of The Second Party and releasing The First Party from any claims in relation to the matters.

In the event that a dispute occurs which cannot be settled amicably within 30 (thirty) days as of the date requested by either party, both parties agree to submit such dispute to Court of Justice of Denpasar.

This premises lease agreement is executed in the Indonesian and English languages. In the event of any difference of the meaning or interpretation between the Indonesian language text and the English language text, the Indonesian language text or interpretation thereof shall prevail.

Addendum
If within the lease period there are changes and / or additional provisions to this lease agreement, it will be discussed together and it must be made in writing to be signed by both parties and attach with this agreement as an addendum of terms and conditions.

Miscellaneous Stipulation

Both Parties hereby agreed that : ​
The Second Party does agree to allow both The First Party and the Agency to check the inventory a week prior to the end of the lease.

At the end of this lease period, The Second Party shall immediately and unconditionally vacant the house from any occupants and his belongings and submit the lease object in a good condition to The First Party.

The Second Party has fully understood and agreed as well as accepted to comply with and implement all requirements and conditions subject to the terms and conditions as contained in this agreement and for any violations to the terms and conditions shall be the responsibility of The Second Party himself.

This agreement is made in 2 (two) copies, signed by the parties over the applicable stamp duty, on ………… …., 2020.
